Our dedicated property section deals with the financing and reviewing of various property investments. We carry out a full review of current borrowings to ascertain if the deal is competitive given the current aggressive market.

All areas of complex lending are dealt with in addition to the standard First Time Buyer package:

When assessing a mortgage the client has an advantage in that we can provide the broad spectrum of advice required on the type of lending i.e. tax reliefs available, pension funding requirements, leveraging implications and so on.

Investment Mortgages
As bricks and mortar are generally known to retain and appreciate in value many people want to build a property portfolio. It is imperative that the rental income cover the repayments on this loan. For this a strong rental demand is fundamental to ensure that the property is self financing.

In general the  banks' stipulation on this type of lending is that the rental income supports the interest repayments by a minimum of 1.2 times. This ensures that if there was one or two months rental void the repayments would still be covered. As the rent can support the loan many institutions do not seek evidence of income. We work with a number of institutions which offer competitive rates and products on this.

Commercial Lending
The typical lending basis is where a company is renting premises from which the business is carried out. Instead of paying out high rents many individuals have purchased the work premises and rented this back to the company. This can be attractive froma cashflow perspective, in that the rental income from the property will cover part if not all of the interest cost. Generally, there is no better tenant than yourself or your company.

Hotel Room Lending
This is a new form of asset class which has grown in popularity among Irish Investors since the slow down of the Irish investment market. We deal with the purchase of a hotel room in London hotels which are purchased on a 999 year lease. The concept is the same as investing in a leasehold investment property. The rooms are managed and marketed by the selling agent and you receive 50% of the rental income when the hotel room is occupied. Capital appreciation in this market is high as the hotels are located in affluent areas of London. We have an Irish lender which provides the financing on this type of lending.

Investment in Overseas Property
Lending on the basis of being asset rich but income poor, we work with clients with a suitable Irish / UK property with adequate equity built up, identifying a suitable lender offering the most competitive rate and following the traditional mortgage route to finance the purchase of an overseas property.

The foreign investment debt is now attaching to the Irish/ UK property. Interest only repayments may be negotiated with the lender, and if the debt is attaching to your family home (PDH)  the loan can be split to allow for capital and interest repayments on the original loan.
